Suffolk runs from the Nassau line to Montauk Point, and the building conditions change completely along the way. The North Shore gives you slope, bluffs, mature trees and difficult site access. The South Shore gives you flood maps, elevation certificates and the substantial-improvement rule. The East End gives you architectural review boards and a construction season that closes in June.

Suffolk also adds a layer Nassau does not: the County Department of Health Services reviews sanitary systems, and its requirements have tightened. Adding a bedroom or a bathroom can trigger a septic upgrade that costs more than the room. We check that at estimate stage, every time.

Towns here are large — Brookhaven and Islip are among the biggest building departments in the state — so realistic permit timelines are longer than people expect. Villages like Northport, Patchogue, Babylon, Lindenhurst and Port Jefferson run their own reviews instead, and they are usually quicker but more particular.
